Summary:
The Maintenance Director is responsible for the maintenance and repair of all facilities in the assigned location.
The Maintenance Director ensures that all facilities are maintained in a clean, safe, and comfortable manner.
The Maintenance Director oversees the installation, maintenance and repair of all equipment in the facility.
The Maintenance Director ensures that the facility is equipped with the necessary equipment to perform its job functions.
The Maintenance Director ensures that all facilities are safe for persons in the facility, maintains a clean and sanitary environment in the facility, and provides for the orderly and safe operation of the business.
Responsibilities:
Supervises and oversees all facilities assigned within assigned location.
Ensures that all facilities are maintained in a clean, safe, comfortable, and orderly manner.
Inspects and repairs equipment in all facilities within assigned location as required.
Inspects and adjusts equipment in all facilities as required to maintain performance as required by law or regulation.
Manages all facility staff as required including but not limited to scheduling, performance reviews, discipline and termination.
Conducts routine maintenance work on all facilities as required by law or regulation.
Conducts emergency repairs as required by law or regulation.
Conducts preventative maintenance on all facilities as required by law or regulation.
Maintains complete and accurate maintenance records on an ongoing basis at all locations within assigned area.
Assists with planning maintenance projects as needed at all facilities within assigned location as needed by manager.
Performs other related duties as assigned by manager to maximize benefits to employees and profitability of company.
The following essential functions of the job are critical to the success of the position:
Ability to communicate effectively with residents, families and staff.
Understand regulatory compliance.
Implement and maintain preventative maintenance programs.
Assist in identifying, evaluating, and classifying routine and job-related maintenance functions to ensure that universal precautions are carried out within the facility and that they comply with policy.
Establish and encourage an atmosphere of optimism, warmth and interest in residents' preferences and needs.
Coordinate compliance with local, state and federal building codes and guidelines.
MSDS, OSHA, EPA regulations, fire codes and other relevant rules and regulations.
Conduct regular inspections of all Life Safety Systems including fire extinguishers, sprinklers and alarm systems.
Hire, train, motivate, supervise and evaluate maintenance personnel.
Inventory, identify, purchase and monitor equipment and supplies.

Qualifications:
3
years' experience in supervisory positions in Environmental Services and Maintenance Thorough understanding of OSHA, NFPA and EPA regulations as they pertain to facility operation and maintenance in nursing care facilities.
