Regional Leasing Manager, Real Estate

Description The Regional Leasing Manager combines his/her real estate knowledge with internal and external resources to develop and implement leasing strategies for each Publix-controlled shopping center. These strategies assist in producing maximum occupancies at optimal rental rates while creating a synergistic tenant lineup and retention of existing tenants by fostering the Publix/Tenant relationships over the course of each lease term. Responsibilities of this position include:
developing comprehensive leasing strategies for the company controlled real estate portfolios and implementing measures to execute strategies for his/her territories managing Publix's outside commercial real estate leasing brokerage firms overseeing all facets of the letter of intent and lease negotiation process for prospective new tenants forecasting new rents, renewal rents, and annual rent increases to develop portfolio income projections for the upcoming year hiring, developing, training, and managing the Regional Leasing Manager Assistant conducting routine site visits to his/her respective trade areas surrounding each Publix-controlled shopping center in their territory, to observe any evolving physical and economic barriers which may have an impact on the respective leasing strategy and respective leasing goals scheduling and conducting trade area site visits with the RLM Brokers to review economic factors affecting shopping centers within the RLM's portfolio Required Qualifications Associate's Degree or equivalent experience at least one (1) year of Publix real estate experience or at least three (3) years' experience in real estate extensive knowledge of real estate, leasing, property management terminology, documents, methods, practices and processes financial skills including knowledge of analytical techniques such as discounted cash flow analysis and comparing lease terms, lease term analysis, lease versus buy, and understanding the time value of money as well as the impact of missed opportunities strong negotiation, research, analytical, customer service, interpersonal and problem-solving skills ability to speak persuasively in public settings and to large groups ability to be self-motivated, work independently, detail oriented and efficiently multi-task effective written and verbal communication skills management, leadership, coaching, mentoring and project management skills knowledge of geographic trade areas knowledge of retail operations knowledge of construction terminology and architectural design Preferred Qualifications Bachelor's degree in a business-related field Five (5) or more years of real estate and management experience with a background in leasing commercial real estate Certified Leasing Specialist (CLS), Real Estate License, Certified Commercial Leasing Specialist (CCLS) Certified Commercial Investment Member (CCIM) extensive knowledge of the Publix tenant lease form, exhibits, guarantee agreements, amendments, sign license agreements.
Salary Range:
$80K -- $100K
Minimum Qualification
Construction & Real EstateEstimated Salary: $20 to $28 per hour based on qualifications.
